The picturesque setting of Carlton River is home to Ulmia, a 1968 house originally built as a weekend retreat and undergoing refurbishment and extension in 1983.
Held by the original owners for over 50 years, immaculately kept and home to a seedling and plant nursery for several years of the owners retirement from the late 90’s, Ulmia oozes charm, character and quirky features.
Enjoy relaxing on the patio, sunroom or fireside lounge or fish for flathead from the bottom of the garden
The space
A scenic and relaxed 40minute drive from Hobart CBD and 20 minutes past Hobart airport takes you to Ulmia, nestled on the banks of Carlton River.
Walk through a paved courtyard at the front and through the sunroom into the cosy lounge, dining and kitchen area, with one queen bedroom and a cosy TV/reading room off this living area, and a sunny patio and alfresco meals area off the lounge room.
A small flight of stairs leads to another cosy lounge with wood heater and garden outlook and an adjacent master bedroom, shower room and laundry.
There are 2 double sofa beds which comfortably sleep 1 guest each: one in the upstairs living area and one in the lower lounge area.
Every room has peaceful garden, river and/or countryside views….

Access to the river is via the end of the garden past the boat shed….you can relax in total privacy right on the rivers edge in the boat shed or at the small table setting for 2 behind the boat shed….very romantic indeed 😊
