Where will I be?
Spiaggia is located right in the heart of the Hyams Beach village - diagonally across from the cafe, and a very short walk to the main beach. The property is perfectly located. Grabbing a coffee or going to the beach is an easy, spontaneous decision!

How is the property laid out?
Spiaggia is set over two levels with one bedroom downstairs and three bedrooms upstairs.
Downstairs has one bedroom, an open plan living, dining and kitchen area, a shared bathroom and two decks - one to the ocean, and a large covered BBQ deck overlooking a lovely lawn area in the backyard.
Upstairs has three bedrooms, a large living room and bar area, and a spectacular, full width sun deck with spectacular views of Jervis Bay. The three bedrooms on this level share a bathroom.
WiFi, Internet, Netflix or Pay TV - will I have it?
This property does have Wi-Fi and a username and password will be provided for that in your pre-arrival email. You may use the house Wi-Fi with no guarantee of reliability or bandwidth by us or the owner. If internet access is critical during your stay, please make sure that you have a Plan B.
A smart TV is located in the downstairs living room and upstairs living area for guests to use.
Keeping warm or keeping cool?
Spiaggia has split system air conditioners located on each level that can be used for heating or cooling, as needed. There is one in the downstairs living room and one in each of the upstairs bedrooms.
For the cooler months, there is a wood fire stove in the downstairs living room.
What about sheets, towels and other supplies?
Spiaggia does supply linen and bath towels for guests. Please remember to bring your own beach towels!
Parking for cars, boats etc?
Spiaggia has sufficient parking for 2 - 3 cars on the driveway. There is also parking for one vehicle or a small boat to the left of the house. Be aware however of the dip between the road and the driveway, visible in the photos or on street view on the internet.
Is my dog or cat also welcome to stay?
Sorry, Spiaggia is not a pet friendly property. Please contact us for a list of pet friendly options in the area.
What are the minimum stay rules?
There is a minimum two night stay for all bookings, which changes to three nights on long weekends, four nights at Easter and seven night blocks during peak season. Peak season runs from mid-December to the end of the Australia Day long weekend in January.
Are there any special Peak Season rules?
Please note that during peak season, our properties have designated changeover days so as to make the cleaning rosters manageable.We also do not schedule arrivals on the Christmas, Boxing, and New Years Day public holidays.
Is there any special information I should know about?
Due to the luxurious nature of this home, Spiaggia has a cash bond that will be forfeited in the event of damage to the property or excessive partying and noise disturbance to neighbours. If you intend to party or disrespect the peace and quiet of what is a residential neighbourhood, please do not book this property.
